This property in Holland park was built in the 1870s and renovated in 2024. All apartments are located on floors 0-3.

From Heathrow Airport (LHR) ✈️
Take the Tube: From any Heathrow Terminal station, get on the Piccadilly Line (dark blue) heading Eastbound.

Get off at Hammersmith: After about 11 stops (approx. 36 minutes), get off at Hammersmith station.

Catch a Bus: Head to Hammersmith Bus Station and go to bus stop F. Take either bus number 27 (towards Chalk Farm) or bus number 9 (towards Aldwych).

Final Walk: Travel 4 stops and get off at the Holland Road stop. From there, it's a 10-minute walk to 128 Holland Road. Just pop our address into your map app for the final steps.

From Gatwick Airport (LGW) ✈️
Take a National Rail Train: From the train station at Gatwick Airport, take a train heading towards London Victoria. (These leave frequently, often every 15 minutes, from various platforms).

Get off at Clapham Junction: This is usually just 2 stops from Gatwick.

Change to the Overground: At Clapham Junction, go to Platform 1 and take the London Overground train heading towards Stratford.

Get off at Kensington (Olympia): After about 3 stops (approx. 10 minutes), get off at Kensington (Olympia) station. Use the Russell Road exit.

Final Walk: From the station, it's an 8-minute walk to 128 Holland Road.

Finding the Entrance
Look for the building at number 128 Holland Rd. The main entrance is clearly visible from the street. Your door code, found in your Guest Area, will get you inside.

At Bob W Holland Park, the luggage lockers are located on the basement floor in the Lounge area and are available for you to use:

On the day of check-in from 5:00 AM

On the day of check-out until 11:00 PM


How to access it:
Head downstairs to the basement level.

At the bottom of the stairs, you’ll see a door on the left.

Go through, then enter the next door on the left – that’s the lounge.

Tap “Open Doors.”

Scroll to find the “Lounge” key.

You’ll find the lockers on the left-hand wall as you enter.


Using the lockers:
Find an empty locker.

Pop your bag inside and close the locker door.

Turn the knob anti-clockwise.

Enter a unique 4-digit PIN (you’ll need to remember this!).

Your locker is now locked.

When you return, enter the same PIN and turn the knob clockwise to open it.

That’s it – the system resets itself after each use.

Bob's Tips for Parking in London 💡
ULEZ Zone Alert! Emissions matter in London! Bob W Holland Park is located within the Ultra Low Emission Zone (ULEZ). This means your vehicle needs to meet specific emission standards, or you'll need to pay a daily charge to drive within the zone.

Check Your Vehicle: Before you travel, please check if your vehicle meets the ULEZ standards on the official Transport for London (TfL) website.

Tube & Bus It? London has fantastic public transport! The Tube (Underground) and iconic red buses can often be the easiest and most stress-free way to explore. Holland Park station is nearby!

Get your door code
Once your check-in is complete, your unique door code will pop up on the evening before check-in day in the Guest Area under "Open Doors". That’s how you’ll access your apartment—no keys needed!



Do I need to add my credit card to the check-in form?
Only if you want to book extras, like breakfast, or if you'll be staying in one of the city tax locations seen here.

If your stay was fully paid via your company or booking site, you can skip this step—just leave the credit card fields empty and close the tab. Easy!

Double-check that your email and phone number are correct.

Please read Bob's house rules carefully. If you break them, you will be charged a fine and/or your booking will be terminated – and no one wants that!
Respect your neighbours. You're sharing the building with other guests and residents. Be aware of your noise levels and keep things tidy. Quiet hours are 10 pm - 8 am daily.

No parties or any events that might disturb other guests. We know, parties are fun, but people need their rest too.

No pets, unless otherwise confirmed in advance by Bob W in writing. Just reach out with questions!

Shoes off inside. Not only does this reduce noise for your neighbours, but it also keeps the apartment clean and in good shape.

No smoking, even on balconies. Please use marked outdoor smoking areas.

No drugs or use of any illegal substances. If we find a reason to believe this is happening during or after your stay, you will be reported to the local authorities and that’d be a major bummer.

No rubbish in the hallways. Please check your apartment for instructions on how to deal with rubbish and recycling.
‍
Respect our cleaners. Although each apartment is thoroughly cleaned after check-out, please pick up after yourself and use common sense when leaving. If you leave a big mess that takes extra time to clean up, you’ll be charged.

Keep to your check-in and check-out times. Your last-minute schedule changes impact our cleaners and other guests.

Report any possible damage you see in the apartment during your stay so Bob can fix it.

You are always fully responsible to pay for damages caused by you, your guests or pets. Any violations of the law or fraudulent activities will result in immediate termination of your booking and will be reported to the local police for further investigation. It’s Bob’s responsibility to make sure all guests are safe and have a good time! Thanks for your understanding and for helping us out with this.
