In the heart of Innenstadt-West, where the weight of industrial history meets the electric hum of the weekend, this design explores the friction between uncompromising grit and refined eclecticism. Here, the "Dortmund Yellow" is reimagined: no longer just a bold strike of color, it is translated into warm sandy undertones and a glow of golden light.

The concept takes the raw, "hooligan" energy of coal and steel and bathes it in a sophisticated, amber atmosphere. By softening the city's rugged working-class identity with a palette of honeyed oaks, sand-washed plaster, and warm-spectrum lighting, the industrial aesthetic is transformed into a refined, cozy sanctuary.

The Shell: Raw concrete and blackened steel provide a "hard-edged" foundation, nodding to the labor and metal music roots of the city.

The Glow: The vibrant Dortmund yellow evolves into diffused architectural lighting and brass accents, creating a "golden hour" effect that warms the industrial surfaces.

The Texture: Soft, sandy-hued textiles and eclectic, plush furniture provide a sophisticated counterpoint to the raw architectural bones, ensuring the space feels curated and inviting.

This is a tribute to Dortmund’s extreme passions—music, sport, and labor—distilled into a space that feels rugged yet radiant, and industrial yet home.

Most pet stays require a one-time fee when booking. There's no charge for service animals.

We allow one large pet (up to 45kg) or two small pets (up to 23kg each) per apartment.

Add optional breakfast to your booking for an extra fee. You’ll get a traditional breakfast at a local cafe It's neighbourhood approved, you'll find the locals here. A great, easy option especially when you’re still settling in on the first morning.

From Dortmund Airport ✈️

The journey from the airport is a best done using the AirX express bus service to Dortmund Hbf S U.  It takes 22 mins and there are no stops.  It is then a short 3 minute walk to the property

By Taxi: Whilst taxis are always available from the airport, we recommend booking Welcome Pickups to get to our apartments. They have excellent English-speaking drivers and reasonable prices. We will also receive live updates about your arrival time, as well as the driver's contact details, which help us prepare for your check-in.

You can do this any time before arriving, no need to wait for check-in day. This helps us get everything ready for your stay.


Find your booking number
You’ll need this to check in online. It’s usually in your confirmation email from wherever you booked (Airbnb, Booking.com, etc.). Look for terms like:

“Booking/confirmation number”

“Booking ID”

“Reservation number”

Can’t find it? Check your spam folder—emails love to hide there sometimes 😉

Get your door code
Once your check-in is complete, your unique door code will pop up on the evening before check-in day in the Guest Area under "Open Doors". That’s how you’ll access your apartment—no keys needed!

Do I need to add my credit card to the check-in form?
Only if you want to book extras, like breakfast, or if you'll be staying in one of the city tax locations seen here.

If your stay was fully paid via your company or booking site, you can skip this step—just leave the credit card fields empty and close the tab. Easy!

Finding the Entrance

Look for the building at number 1 on Königswall. The main entrance is clearly visible from the street. Your door code, found in your Guest Area, will get you inside.

There is limited parking on site at Bob W Dortmund Stadtmitte.  This can be booked either when booking your bob or from within the guest area.  However please note this is booked on a first come first serve basis.

Please read Bob's house rules carefully. If you break them, you will be charged a fine and/or your booking will be terminated – and no one wants that!
Respect your neighbours. You're sharing the building with other guests and residents. Be aware of your noise levels and keep things tidy. Quiet hours are 10 pm - 8 am daily.

No parties or any events that might disturb other guests. We know, parties are fun, but people need their rest too.

No pets, unless otherwise confirmed in advance by Bob W in writing. Just reach out with questions!

Shoes off inside. Not only does this reduce noise for your neighbours, but it also keeps the apartment clean and in good shape.

No smoking, even on balconies. Please use marked outdoor smoking areas.
‍
No drugs or use of any illegal substances. If we find a reason to believe this is happening during or after your stay, you will be reported to the local authorities and that’d be a major bummer.

No rubbish in the hallways. Please check your apartment for instructions on how to deal with rubbish and recycling.
‍
Respect our cleaners. Although each apartment is thoroughly cleaned after check-out, please pick up after yourself and use common sense when leaving. If you leave a big mess that takes extra time to clean up, you’ll be charged.

Keep to your check-in and check-out times. Your last-minute schedule changes impact our cleaners and other guests.

Report any possible damage you see in the apartment during your stay so Bob can fix it.

You are always fully responsible to pay for damages caused by you, your guests or pets. Any violations of the law or fraudulent activities will result in immediate termination of your booking and will be reported to the local police for further investigation. It’s Bob’s responsibility to make sure all guests are safe and have a good time! Thanks for your understanding and for helping us out with this.
