Bob W has signed a long-term lease agreement with Dudok Real Estate to repurpose four floors of office space at Weena 147 into Bob W Rotterdam Central, a new 160-unit flagship property in the heart of Rotterdam.

Targeted to open in summer 2027, Bob W Rotterdam Central will occupy 5,169 sqm across floors six to nine of the mixed-use building. The existing office space will be transformed into design-led Bob W accommodation, with additional guest areas at street level.

The property marks Bob W's first location in Rotterdam, strengthening its presence in the Netherlands and adding to a growing European pipeline of office and hotel conversions, leases and ground-up developments. 

Bob W Rotterdam Central will feature 160 design-led studios and one-bedroom apartments, each with its own kitchen. At street level, guests will have access to a lobby lounge, luggage storage and laundry facilities. 

The location puts Rotterdam Central Station just minutes away, with direct connections across the Netherlands and international rail services. It sits opposite Hofplein, one of Rotterdam’s best-known public spaces, which is currently undergoing a major transformation.

The project reflects a growing part of Bob W's approach to expansion: working with real estate owners to transform existing buildings and give underused commercial space a new purpose. By adapting centrally located assets for hospitality use, Bob W can build on existing spaces rather than starting from scratch.

Dudok Real Estate sees Bob W as a strong addition to the Weenahuis and its future.

Studio Klinker has been appointed as architect and interior designer for the project, with Keston Hospitality, in conjunction with MADE Real Estate, advising on the transaction.
