Bob W expands in Central Milan with Crocetta opening

Helsinki, 1 April 2026 – Bob W, the tech-powered hospitality operator, has recently signed a lease agreement for a 38-unit serviced apartment property in central Milan, which opens today as Bob W Milan Crocetta.

Located at Corso di Porta Romana 48, the property comprises 38 design-led apartments across just under 3,000 sqm, including 24 studios and 14 one-bedroom apartments, many featuring private balconies. The building also includes 24 parking spaces, along with a lobby lounge, gym, sauna and rooftop terrace for guests.

Originally constructed as a hotel in the 1960s, the building has recently undergone a comprehensive renovation, transforming it into a contemporary hospitality property designed for modern travellers. The project places strong emphasis on sustainability and design innovation while respecting the building’s urban context.

The renovation achieved LEED Gold certification, with sustainability embedded throughout the design process. Materials were selected following life cycle assessment (LCA) analysis to minimise environmental impact, while advanced building systems – including geothermal energy, ventilated façades and optimised photovoltaic panels – improve overall energy efficiency.

The interiors were designed by Milan-based Angus Fiori Architects, known for their refined, contemporary approach to materials and spatial composition. The design stays true to both the city and the Crocetta neighbourhood, aligning with Bob W’s approach of embedding each property within its local context.

The building benefits from excellent public transport connections, with Crocetta metro station (M3) just steps away, providing fast access across the city. Milan Linate Airport can be reached in around 20 minutes via the nearby M4 line, making the property well connected for both domestic and international travellers.

The opening marks Bob W’s second property in Milan, following the company’s first location in the Ticinese district, further strengthening its presence in one of Europe’s most important cultural and business destinations.

The transaction was completed as a long-term lease agreement, with legal counsel provided by Osborne Clarke, which ensured comprehensive legal and contractual support throughout the process, and brokerage advisory by 2B Real, whose strategic real estate expertise and advisory input were instrumental in structuring and facilitating the completion of the deal.
