Bob W has signed a long-term lease to convert a disused office building in central Rotterdam into 74 design-led serviced apartments. Located at Karel Doormanstraat 329, the 1,300 sqm asset will be transformed into a fully equipped, tech-powered aparthotel, set to welcome guests in summer 2026.
This marks Bob W’s third property in the Netherlands and a strategic step in the company’s continued expansion across key European cities.
A new chapter in Rotterdam
Rotterdam’s reputation for bold architecture, cultural innovation and progressive urban renewal made it a natural next destination for Bob W. The property is located in the city’s commercial district, within walking distance of the central train station, the waterfront, and major attractions including the Maritime Museum.
The new property, named Bob W Rotterdam Cool, will feature:
- 70 studio apartments
- 4 one-bedroom units
- 5 penthouses with private rooftop terraces
Each apartment will include a full kitchen, smart room controls, and access to Bob W’s digital guest experience via the Bob W app.

By converting underutilised office space into high-quality serviced apartments, the company delivers a more sustainable, commercially sound approach to hospitality, while preserving the character and infrastructure of urban neighbourhoods.
