What do you get when you combine a 1970s office building, bold Finnish design, and a hospitality brand that’s anything but ordinary? You get Bob W Helsinki Kamppi — a brand-new aparthotel that blends brutalist bones with modern comforts, and a whole lot of local soul.
Situated in the heart of Helsinki’s creative district, Bob W Helsinki Kamppi brings a next-gen hospitality concept to one of the city’s most vibrant neighbourhoods. With 99 stylish studios and one-bedroom apartments, this reimagined property delivers the comforts of a hotel, the freedom of a rental, and the personality of a well-designed home — complete with keyless entry, full kitchens, and access to a rooftop sauna with sweeping views across the city skyline.

The building itself is a story of transformation. Originally built in 1970, the property has been revived by Bob W in partnership with award-winning Finnish design studio KOKO3, who’ve created an interior concept that honours the building’s raw architecture while layering in warmth, texture, and nostalgia. Think: walnut detailing, shaggy carpets, rich earthy tones — all inspired by Kamppi’s creative energy and Helsinki’s design heritage.
Each apartment features original, AI-generated artwork by Diana Cerrada of KOKO3 — a surreal blend of retro-futurism and tactile form. It’s a fresh take on digital craftsmanship that brings an unexpected softness to every space.

From the moment you step inside, you’re surrounded by standout pieces from some of Finland’s most respected designers and craftspeople. Vaarnii furniture, crafted from a single raw material — Finnish pine — is found in the rooftop sauna lounge and coworking spaces. Innolux’s Smusso L pendant lights add subtle sculptural glow, while the iconic Moderno chair by Yrjö Kukkapuro invites guests to linger a little longer.
Even the smallest touches tell a story. Handmade ceramic mugs and vases by Tero Kuitunen, luxurious throws by Fanni K, and high-quality kitchenware by the heritage brand Fiskars round out the experience — each piece carefully chosen to reflect both comfort and character.

While the aesthetics are bold, the footprint is lighter. Working with Avarrus Architects, Bob W preserved the original structure of the building, reducing emissions by up to 70% compared to a new build. Inside, eco-friendly upgrades include smart HVAC systems, energy-efficient windows, and solar integration — all pushing the building toward LEED Gold certification.
Sustainability at Bob W Helsinki Kamppi isn’t just a feature — it’s built into every detail, from the reuse of existing architectural elements to the locally sourced materials and secondhand furniture in shared spaces.

Whether you’re in town for a weekend gig, a month of remote work, or a design-fuelled escape, Bob W Helsinki Kamppi promises a stay that’s equal parts stylish and sustainable. With Helsinki Central Station just 10 minutes away and the city’s creative scene on your doorstep, this is where your Helsinki story starts.
